There’s an exciting metamorphosis occurring between highways 7 and 407 adjacent to Warden Avenue, where Downtown Markham is being developed as a new, vibrant city centre in this progressive municipality. North America’s largest mixed use urban development, this community is reshaping Markham’s downtown and positioning the town as a leader in sustainable urban design. Eventually, Downtown Markham will include condominiums for up to 20,000 residents, approximately 70,000 square metres of retail, entertainment and dining, as well as businesses that will require 16,000 employees working and living in the area. And at the heart of it all is The Remington Group of Companies, which is overseeing the development, construction and financing of the entire project. On November 8, Remington was presented with a 2010 Markham Design Excellence Award for Rouge Bijou, the firm’s first multi-residential buildings in Downtown Markham.
Rouge Bijou was honoured for supporting the vision of Downtown Markham as a compact, sustainable, walkable and transit-oriented community – all in keeping with the Smart Growth planning concept that forms the foundation of Downtown Markham. This concept features aspects such as intensified transit-oriented downtown communities where residents can easily access services locally. Rouge Bijou includes four building ranging in height from seven to 10 storeys, and featuring street-related entrances and lush landscaping. Between the buildings, pedestrian walkways connect to the public streets, parks, Rouge Valley and other community amenities. Creating an inviting interaction with the street, the buildings contain one- and two-storey grade-related homes with patio entrances, as well as outdoor terraces on the amenity spaces.
Even the materials Remington is using on the condominium residences received accolades from the award. Designed by renowned Quadrangle Architects Limited, Rouge Bijou features natural stone and precast contrasted with brick. Each building is adorned by a unique pattern of precast based on motifs in nature. The landscaping will be comprised mostly of native and drought-resistant plants that will be irrigated with rain water harvested from the roofs and stored in underground cisterns. The buildings of Rouge Bijou are targeting the LEED® Silver certification, and are connected to Markham District Energy. The advanced design is anticipated to be 50% more energy efficient than a condominium achieving Ontario Building Code specifications. When complete, Downtown Markham will be the largest LEED® certified development in North America.
The Remington Group of Companies is a well-known and highly respected local Ontario building consortium run for decades by the Bratty family. The group had held the tract of land prior to the planning stages in the 1990s and now is a leading player in the overall project. Rouge Bijou is the first phase of the condominiums in this vibrant area, where people can live, work and play surrounded by the natural environment.
